Strathallen Industrial Property Fund LP No. 1

In June 2007, Strathallen Capital Corp. announced the formation of Strathallen Industrial Property Fund LP No. 1 (SIP 1), an investment vehicle comprised of private investors to be managed by Strathallen.

Strathallen is to source opportunities and acquire industrial assets across Canada. Target investments will be solicited through the Strathallen broker network, directly from owners and from other sources.

Properties to be acquired will have the following characteristics:

• Size of at least 20,000 SF
• Location in a major Canadian market (population >100,000)
  - Second tier markets will also be considered if a specific property
    has adequate liquidity and/or credit support for the cash flow projected
• Clear ceiling height of at least 18' unless the building is a multiple tenant complex with four or more tenants

Several properties are currently under contract, in due diligence and under negotiation.

The fund has the capacity to acquire in excess of $100 million of industrial property.
