Following Strathallen’s 2009 acquisition of 222 Baseline Road, a 160,720 sf shopping centre and adjacent vacant land, this prime retail property is currently undergoing significant redevelopment and expansion due to the high level of interest from retailers for this location. The site is located at the gateway to Sherwood Park just off Anthony Henday Drive, at the busy intersection of Baseline Road and Broadmoor Boulevard. Baseline Road is a primary retail and commercial corridor in Sherwood Park, with daily traffic flow in excess of 35,000 (AADT 2009).
At present, the property is home to numerous national tenants including Save On Foods, BMO, Scotiabank, Tim Hortons, A&W, Wok Box, Joey Tomatoes and Cora’s. A 45,000 sf new format Save On Foods grocery store is currently under construction to replace the existing store, and is on track to open for business in November 2011. This will allow for redevelopment of the existing 65,000 sf store in order to accommodate a number of interested national retailers.
